Terms
The Flatfinder services are provided by the partnership of Flatfinder Direct Limited and Genius Renovate Limited.
Surveys, costings, renovations and maintenance are provided by our sister company Genius Renovate Limited. Registered in Scotland No SC506764. Registered Office: 5 South Charlotte Street, Edinburgh, Scotland, EH2 4AN.
Property sourcing, purchasing and management are provided by Flatfinder Direct Limited. Registered in England and Wales No 12433788. Registered Office: 63-66 Hatton Garden, 5th Floor, Suite 23, London, EC1N 8LE.

Prices
Contract pricing is arranged on initial interview and prior to prepurchase survey. Consultancy regarding any proposed project is provided free.
Prepurchase surveys are carried out by John Crook, Director of Genius Renovate Limited or his assistant surveyor(s).
Basic Prepurchase Survey (PPS) is £90.00 GBP for first two hours plus £30.00 GBP for each subsequent hour (payable when you receive the survey report and initial costings). Online directory displayed property costings are free.
Renovation and Maintenance Fees (RMF) are charged at 5% (five percent) on top of contract price or individual sub contractor invoices calculated per invoice.
Site Visits (SVS) are charged at £25.00 GBP per hour per site visit or supervision of sub contractor(s).
All our survey reports, costings and supervision are subject to our Terms and Conditions as provided and approved by Genius Renovate Limited (https://www.genius-renovate.com/en/control-room/terms-and-conditions-of-business/).

ABOUT JOHN CROOK
Genius Renovate Limited t/as Flatfinder - Director
John is semi-retired and works part time. Flatfinder is a division of Genius Renovate Limited. John became a director on 27 Sept 2023.
John started his career in 1980 and studied Cabinet Making and Joinery. He then learned timber treatment and damp-proofing, continued into surveying and creating his own timber treatment company. John brings to the business over 40 years experience in all parts of the building industry.
John also owns Genius Teamcare Limited, JoineryFX Ltd and Getgoing Limited.
